Southlake prices stayed flat even as the wider Fort Worth area dipped
Here is the number that matters most for Southlake homeowners right now. The Real Estate Data Aggregator counted a median sale price of $1,395,000 in ZIP 76092 for the three months ending August 31, 2026. That is down only 0.7% from the same months of 2025. Redfin reported Fort Worth prices fell 0.9% month over month in September. Southlake softened a little less than the broader area. That gap is small, but it is real.
A 0.7% dip is not a collapse. But it does mean pricing still needs to be sharp. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Southlake is not immune to that pressure. Buyers are watching.
Homes that did sell moved quickly
Speed is the bright spot in this data. The Real Estate Data Aggregator shows a median of 27 days on market in Southlake for the three months ending August 31, 2026. That is 10 days shorter than the same period a year earlier. Well-priced homes are not sitting.
The Real Estate Data Aggregator also shows that 41.2% of Southlake homes went under contract within two weeks of listing. That is up 17.6 points from a year earlier. Nearly 4 in 10 homes are finding a buyer fast. The ones that are not tend to be the ones priced above what buyers will pay right now.
Fewer homes, fewer buyers
Both sides of the market pulled back. The Real Estate Data Aggregator counted 119 homes sold in Southlake for the three months ending August 31, 2026. That is down 19.6% from the same months of 2025. New listings fell 15.7% over the same stretch, to 134. Supply and demand both shrank, which is part of why prices did not fall further.
Rates are adding to the hesitation on both sides. CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. That is down from 7.50% the week before, but still elevated. Buyers are doing the math carefully. Sellers need to as well.
One more sign buyers are still showing up
The Real Estate Data Aggregator found that 15.1% of Southlake homes sold above list price in the three months ending August 31, 2026. That share is up 4.3 points from a year ago. Not every home sold fast, and not every home got over ask. But the ones priced right did both.
- Southlake prices dipped 0.7% from a year ago, per the Real Estate Data Aggregator.
- That is less than the Fort Worth area drop Redfin reported.
- Homes are selling faster than last year.
- But fewer homes are trading hands, and rates above 7% are keeping some buyers on the sideline.
- Price it right and it moves.
- Price it high and it sits.
One more thing worth saying. These numbers cover all of ZIP 76092. One street can read very differently from the whole ZIP code. A home on a quieter cul-de-sac may sit longer. A home near a top school feeder may move in days. The ZIP code average does not tell you which one yours is.
