Southlake prices dipped a little, even as national prices kept rising
These numbers cover the three months ending July 31, 2026. That is the period to keep in mind as you read.
The Real Estate Data Aggregator put Southlake's median sale price at $1,370,000. That is down 2.9% from the same three months in 2025. Meanwhile, the Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July. Southlake moved the opposite direction from the country.
That gap matters. If you are pricing a home, national headlines will not help you. Southlake is doing its own thing right now. Price to where this market actually is, not where the U.S. average went.
Southlake vs. the U.S.: price direction
Rates are not helping buyers either. CNBC reported the average 30-year fixed rate hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same week. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is a real cost, and buyers here are feeling it.
What else the Southlake numbers show
The price dip is not the whole picture. Some things in Southlake are actually tightening up. Homes sold faster. The Real Estate Data Aggregator counted a median of 22 days on market. That is 7 days shorter than a year ago. Nearly half of all homes, 48.1%, went under contract within two weeks of listing. That share jumped 15.2 points from last year.
The Real Estate Data Aggregator also found that 23.5% of Southlake homes sold above list price. That is up 8.2 points from a year ago. So while the median price is down, well-priced homes are still drawing competition. The price dip is not a sign that buyers have walked away.
A word on supply
New listings fell 10% from a year ago, according to the Real Estate Data Aggregator. Homes for sale also slipped, down 1.9% to 154 active listings. Nationally, Realtor.com counted 1.16 million active listings in September 2026, the most in years. Southlake is not seeing that same wave of new supply.
Pending sales did fall, down 21.3% from a year ago, per the Real Estate Data Aggregator. That is the one number worth watching. Fewer homes going under contract now could mean a softer close to the year.

One more thing worth saying: the numbers above cover all of ZIP 76092. One street can read very differently from the whole ZIP.
