Southlake inventory stayed tight even as more homes got quick offers

Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 41.2% of Southlake homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share jumped 17.6 points from the same period a year ago. If your home is priced well and shows well, buyers are still moving fast.

That speed is happening inside a market with fewer homes to choose from. The Real Estate Data Aggregator counted 137 homes for sale in ZIP 76092 during that same period. That is down 13.8% from a year earlier. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Southlake is tighter than that national picture suggests.

Prices dipped a little, but sellers are still close to their ask

The Real Estate Data Aggregator put the median sale price in ZIP 76092 at $1,395,000 for the three months ending August 31, 2026. That is down 0.7% from the same period in 2025. A small dip, not a slide. Sellers averaged 97.8% of their list price, up 0.5 points from a year ago. That means the gap between what sellers asked and what buyers paid got a little smaller, not bigger.

About 15.1% of homes sold above list price, up 4.3 points from a year ago, according to the Real Estate Data Aggregator. Not every home got a premium. But more did than last year. That is worth knowing before you set a number.

The wider picture: rates and national trends

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. Realtor.com also reported that 20.8% of listings nationally took price cuts in September, the highest share since October 2022. Southlake is not immune to that pressure, but the two-week contract rate here tells a different story than the national one.

Redfin reported Fort Worth home prices fell 0.9% month over month in September on a seasonally adjusted basis. Southlake sits in the same metro. That context matters when you are thinking about where this market heads next.

Fewer new listings, fewer sales, but faster contracts

The Real Estate Data Aggregator counted 134 new listings in ZIP 76092 for the three months ending August 31, 2026. That is down 15.7% from a year ago. Pending sales came in at 114, down 18.6%. So the pool shrank on both sides. But the homes that did find buyers found them quickly. That tension between fewer listings and faster contracts is the real story here.

In short
  1. Southlake inventory is tight.
  2. 41.2% of homes went under contract within two weeks, up sharply from a year ago.
  3. The median price slipped 0.7% to $1,395,000. Sellers still got 97.8 cents on the dollar.
  4. Fewer homes came to market, and fewer sold.
  5. But the ones priced right moved fast.
  6. Nationally, rates above 7% and rising price cuts are headwinds.
  7. Southlake is feeling some of that, but the two-week contract rate says demand here is still real.

One more thing. These are ZIP-code numbers. One street can read very differently from the whole 76092 picture. A home on a busier road or in a specific section of town may sit longer or sell faster than these averages suggest. The averages tell you the direction. They do not tell you exactly where your home lands.
