Southlake homes are moving faster, even with prices a little lower
Here is the one thing Southlake homeowners should sit with right now. The Real Estate Data Aggregator counted 145 homes sold in ZIP 76092 in the three months ending July 31, 2026. That is up 0.7% from the same stretch a year ago. Buyers are still here. They are just pickier about price.
The Real Estate Data Aggregator shows the median home in Southlake sat on the market 22 days. That is 7 days shorter than the same period in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Southlake moved in its own direction: prices here slipped 2.9%, landing at a median of $1,370,000. Faster sales, slightly lower prices. Both things are true at once.
The homes that sold did not give much away
The Real Estate Data Aggregator puts the average sale-to-list ratio at 98.5% for this period. That is up 1.1 points from a year ago. Sellers are not handing over big discounts. The homes that are priced well are closing close to asking.
Nearly 1 in 4 homes in Southlake sold above list price during this period, according to the Real Estate Data Aggregator. That share is up 8.2 points from the same months in 2025. Not every home got there. But the ones that were priced and prepared well had real competition.
Nearly half of listings went under contract within two weeks
The Real Estate Data Aggregator shows 48.1% of Southlake homes went under contract within two weeks of listing. That is up 15.2 points from a year ago. When a home is priced right and shows well, it does not wait long.
Fewer new listings, and the national picture is different
The Real Estate Data Aggregator counted 171 new listings in Southlake during this period. That is down 10% from a year ago. Fewer sellers came to market. That helped keep supply steady at 3.3 months, unchanged from 2025. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Southlake is running tighter than that national picture.
There is one headwind worth knowing. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Southlake is not immune to rate pressure. That is part of why pricing carefully matters more right now.
Pending sales fell 21.3% from a year ago, the Real Estate Data Aggregator shows. That is the one number that gives me pause. Fewer contracts in the pipeline means the next quarter could look quieter. It is worth watching.
