Southlake homes are moving faster even with fewer sales
Here is the one fact that changes what a Southlake seller should know right now. The Real Estate Data Aggregator counted a median of 27 days on market in ZIP 76092 for the three months ending August 31, 2026. That is 10 days shorter than the same period in 2025. Fewer homes are selling, but the ones that are priced right are not sitting.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on buyers. Even so, speed in Southlake went up, not down.
Nearly 4 in 10 homes went under contract within two weeks
The Real Estate Data Aggregator found that 41.2% of Southlake homes went under contract within two weeks of listing, for the three months ending August 31, 2026. That share is up 17.6 points from the same period in 2025. Not every home moved that fast. But close to 4 in 10 did.
Fewer homes, fewer sales, but sellers are getting closer to asking price
The Real Estate Data Aggregator counted 119 homes sold in ZIP 76092 for the three months ending August 31, 2026. That is down 19.6% from a year before. New listings fell 15.7% to 134, so supply and demand both shrank together. The median sale price came in at $1,395,000, down just 0.7% from a year ago. That is a small dip, not a slide.
The Real Estate Data Aggregator shows sellers averaged 97.8% of their list price. That is up 0.5 points from a year ago. And 15.1% of homes sold above list price, up 4.3 points from 2025. Most homes did not spark a bidding war. But more did than last year.
Rates are high nationally, and Southlake is not immune
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Southlake's own numbers tell a different story so far, but the national pressure is real.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Southlake's median dipped 0.7% over a similar stretch. The local market held steadier than the national average suggests.
