Southlake homes are moving faster even with fewer deals
The one fact that changes what you should do: the Real Estate Data Aggregator counted a median of 27 days on market in ZIP 76092 for the three months ending August 31, 2026. That is 10 days shorter than the same period in 2025. Fewer homes are trading, but the right ones are not sitting.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers. Yet Southlake did not freeze.
The Real Estate Data Aggregator counted 41.2% of Southlake homes going under contract within two weeks of listing. That share jumped 17.6 points from a year before. So demand is still there. It is just pointed at specific homes.
What sold, and what it sold for
The Real Estate Data Aggregator put the median sale price at $1,395,000. That is down 0.7% from a year before. A small dip, not a slide. Sellers are still getting 97.8 cents on every dollar of list price on average.
Fewer homes sold, yes. The Real Estate Data Aggregator counted 119 sales, down 19.6% from the same three months in 2025. But that drop tracks with supply. New listings fell 15.7%, and homes for sale dropped 13.8% year over year.
The homes that beat the market
The Real Estate Data Aggregator found that 15.1% of Southlake homes sold above list price. That is up 4.3 points from a year before. Not every home sold fast, but more of them sold above asking than last year.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That was the highest share since October 2022. Southlake is not immune to that pressure. But the speed numbers here tell a different story than the national one.
The rate picture
Realtor.com reported rates above 7% as of September 30, 2026. CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is the cost of borrowing right now.
CNBC also reported pending home sales were down 8.5% year over year nationally in September, per Zillow. Southlake's pending count from the Real Estate Data Aggregator was 114, down 18.6% from a year before. The local drop is steeper than the national one. Rates are doing real work here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Southlake's median dipped 0.7% over the same stretch. The local market is not keeping pace with the national gain, but it is not falling either.
- Southlake saw fewer sales and a tiny price dip in the three months ending August 31, 2026. But homes went under contract faster, more sold above asking, and sellers still got 97.8% of list.
- The market is quieter, not broken.
One more thing worth knowing: a single street in Southlake can read very differently from the ZIP code as a whole. A home on one block may sit longer. Another moves in days. The 76092 numbers are a useful starting point, not the whole story for your address.
