Southlake had fewer listings, but the homes that fit still moved fast
These numbers cover the three months ending August 31, 2026. That is the period to keep in mind as you read.
The one fact that changes what a seller should do: 41.2% of Southlake homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share up 17.6 points from the same period a year ago. That is a big jump. It tells you that buyers are still moving when a home is priced and prepared well.
That speed exists alongside a real headwind. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher rates make buyers more careful. Not every home sold fast. But the ones that were priced right did.
The Real Estate Data Aggregator counted 119 homes sold in ZIP 76092 during those three months. That is down 19.6% from the same period in 2025. Fewer transactions, but the ones that closed still held their value.
Prices dipped a little, but sellers still got close to asking
The Real Estate Data Aggregator put the median sale price at $1,395,000. That is down 0.7% from a year ago. A small dip, not a slide. Sellers got an average of 97.8% of their list price, up 0.5 points from last year. That means pricing discipline is working.
And 15.1% of homes sold above list price, up 4.3 points from a year ago, according to the Real Estate Data Aggregator. That is roughly 1 in 7 homes. Not every home, but more than before.
Supply is tight, and that shapes what buyers face
The Real Estate Data Aggregator counted 137 homes for sale in ZIP 76092 during those three months. That is down 13.8% from a year ago. New listings fell too, down 15.7% to 134 homes. Less to choose from means buyers have to decide faster on the homes they like.
Supply sat at 3.5 months, up just 0.2 months from last year. That is still a relatively tight market. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Southlake is not following that national loosening trend.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Southlake's median price was essentially flat over the same stretch, down just 0.7%. That is a different story from the national gain, and worth knowing if you are comparing markets.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Southlake's sale to list ratio of 97.8% tells a different story locally. Not every market is cutting.
- Southlake had fewer homes for sale and fewer sales than a year ago.
- Prices held nearly flat.
- But speed improved: the median home sold in 27 days, 10 days faster than last year, and 41.2% went under contract within two weeks.
- Prep and pricing still decide which side of that line you land on.
One more thing. These numbers cover all of ZIP 76092. One street can read very differently from the ZIP code as a whole. A home on a busier road, near a school boundary line, or in a smaller section of the ZIP may see different days on market and a different price per square foot. The aggregate tells you the direction. It does not tell you your exact address.
