Keller prices eased, but buyers are still showing up
Prices in Keller came down a bit. But the market did not go quiet with them. That combination tells sellers something important: pricing right still matters, maybe more than ever.
The Real Estate Data Aggregator counted 167 homes sold in ZIP 76248 for the three months ending August 31, 2026. That is up 14.4% from the same three months in 2025. Prices eased, and more homes changed hands. Those two things do not always go together.
What the price shift looks like
The Real Estate Data Aggregator put the median sale price at $650,000 for ZIP 76248, down 7.8% from a year before. That is a real dip. It is not a collapse. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Keller moved the other way. Buyers here got a little more room than buyers in most of the country.
Buyers showed up. Sellers did too.
The Real Estate Data Aggregator counted 199 new listings in ZIP 76248 for the three months ending August 31, 2026. That is up 22.1% from the same period in 2025. More homes came to market. More homes also sold. Pending sales hit 166, up 12.9% from a year before. That is not a market where buyers have walked away.
Nationally, the picture is harder. Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Redfin reported the weekly average mortgage rate hit 7.4% on October 8. Those headwinds are real. Keller still moved 167 homes in three months.
How fast and how close to asking
The Real Estate Data Aggregator put the median days on market at 31 days for ZIP 76248. That is only 2 days longer than a year ago. Homes sold at 98.4% of list price on average, unchanged from the year before. That tells you sellers who priced well were not leaving much on the table.
The Real Estate Data Aggregator also counted that 21.6% of homes sold above list price, up 4.5 points from a year ago. Nearly 35 in 100 homes went under contract within two weeks of listing. Not every home sold fast. But the ones priced right did not sit long.
What this means if you are selling
Prices are lower than they were a year ago. That is the honest truth. But 2.7 months of supply, unchanged from a year ago according to the Real Estate Data Aggregator, is still a tight market. Sellers have leverage. They just cannot ignore price the way they could when inventory was even thinner.
Nationally, Redfin reported sellers outnumbered buyers by 62.6% in September 2026. Keller's own numbers look different. Demand here held up in a way much of the country did not see.
What this means if you are buying
A 7.8% price drop from a year ago, per the Real Estate Data Aggregator, gives buyers a little more room than they had. Rates are not helping: Realtor.com reported mortgage rates climbed above 7%. Redfin put the typical monthly payment at $2,777, the highest on record except the week before. Still, 148 homes were for sale in ZIP 76248 during this period, up 15.6% from a year ago. More to choose from than a year ago.
- The Real Estate Data Aggregator shows Keller's median price fell 7.8% from a year ago, to $650,000, for the three months ending August 31, 2026. At the same time, 167 homes sold, up 14.4%.
- Supply is up, demand is up, and homes are still closing near asking.
- The market adjusted.
- It did not stop.
One thing worth saying: the numbers above cover all of ZIP 76248. One street, one subdivision, one price range can read very differently from the whole ZIP. If you want to know what the numbers look like for your specific home, that is a different conversation.
