Keller prices eased, but buyer activity did not

The Real Estate Data Aggregator counted 167 homes sold in ZIP 76248 during the three months ending August 31, 2026. That is up 14.4% from the same months in 2025. Prices eased, but buyers showed up anyway.

The Real Estate Data Aggregator put the median sale price at $650,000 for those three months. That is down 7.8% from a year ago. Meanwhile, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Keller moved in the opposite direction. That gap matters when you are picking a list price.

Buyers are still moving fast

The Real Estate Data Aggregator found that 34.9% of Keller homes went under contract within two weeks of listing. Nearly 1 in 5 sold above list price, 21.6% to be exact, up 4.5 points from a year ago. Prices came down a little. Competition did not.

More homes to choose from

The Real Estate Data Aggregator counted 148 homes for sale in Keller during those three months, up 15.6% from a year ago. New listings rose 22.1%, to 199. More choices for buyers. More competition for sellers.

Rates are adding pressure nationally

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. That is the backdrop every buyer in Keller is working with right now. Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Keller's own numbers tell a more active story than the national picture, but the rate environment is the same for everyone.

What this means if you are selling

Buyers are active. Supply is up. The sale-to-list ratio held at 98.4%, unchanged from a year ago, according to the Real Estate Data Aggregator. That tells you buyers are not walking away, but they are not overpaying either. Price it right and it moves. Price it high and it sits.

Homes that priced well still went fast. The Real Estate Data Aggregator found the median time on market was 31 days, only 2 days longer than a year ago. That is not a slow market. It is a precise one.
