Keller prices dipped, but homes are still moving
These numbers cover the three months ending August 31, 2026. That is the window that tells us what Keller's market is actually doing right now.
Here is the fact that changes things for sellers: the Real Estate Data Aggregator counted 167 homes sold in ZIP 76248 (Keller), up 14.4% from the same three months in 2025. Buyers are still buying. But the Real Estate Data Aggregator also shows the median sale price dropped to $650,000, down 7.8% from a year ago. More sales, lower prices. That combination tells you price is doing the work.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Keller went the other way. A 7.8% dip here, against a 2.4% national gain, is a real gap. It is not a collapse. It is a correction, and it is worth understanding before you pick a list price.
Buyers are not sitting still
The Real Estate Data Aggregator counted 166 pending sales in the same period. That is up 12.9% from last year. Homes are going under contract. The pipeline is full.
The Real Estate Data Aggregator also shows that 34.9% of Keller homes went under contract within two weeks of listing. That is down just 1.8 points from last year. Most of the speed is still there.
More than 1 in 5 Keller homes sold above list price. That share is up 4.5 points from a year ago, per the Real Estate Data Aggregator. Prices dipped overall, but competitive offers are not gone.
More homes to choose from
The Real Estate Data Aggregator counted 148 homes for sale in Keller, up 15.6% from last year. New listings came in at 199, up 22.1%. Buyers have more options than they did a year ago. That is part of why prices softened.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. More supply everywhere is putting pressure on prices in many markets, including Keller.
Rates are adding pressure too
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That raises the monthly cost for every buyer financing a home. It also narrows how many buyers can reach the $650,000 median in Keller.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Keller's 7.8% price dip fits that broader picture.
The Real Estate Data Aggregator shows the average Keller home sold for 98.4% of its list price. That figure is unchanged from a year ago. Sellers who price well are still getting close to what they ask.
- Keller prices are down 7.8% from a year ago, but 167 homes sold, up 14.4%.
- Days on market sit at 31. Supply is steady at 2.7 months.
- The market is moving.
- Price is what makes it move.
One more thing worth saying: these are ZIP-code-wide numbers. One street in Keller can read very differently from the whole 76248 picture. A home near a school, a busy road, or a newer section of town will have its own story.
