Keller prices are softer, but buyers are still showing up
The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted a $650,000 median sale price in ZIP 76248 for the three months ending August 31, 2026. That is down 7.8% from the same months in 2025. Price your home above where the market is, and it will sit.
Here is what makes this interesting. Prices are softer, but buyers did not leave. The Real Estate Data Aggregator counted 167 homes sold in that same period, up 14.4% from a year before. More people bought in Keller, not fewer. The market is adjusting on price, not on demand.
Redfin reported that Fort Worth home prices fell 0.9% month over month in September on a seasonally adjusted basis. Keller fits that picture. Prices are easing, but the market is not stalling. Pending sales were up 12.9% year over year, according to the Real Estate Data Aggregator. That is a lot of buyers still writing offers.
Homes are still selling close to list
The Real Estate Data Aggregator shows the average sale price came in at 98.4% of list price. That number is unchanged from a year ago. Sellers who price right are still getting close to what they ask. The gap is not growing. It just has to start in the right place.
That 21.6% above-list figure is worth noting. It is up 4.5 points from a year ago, per the Real Estate Data Aggregator. Not every home is getting bid up, but a real share of them are. The right home, priced well, still draws competition.
More homes are coming to market
The Real Estate Data Aggregator counted 199 new listings in Keller during the three months ending August 31, 2026. That is up 22.1% from a year ago. Homes for sale rose 15.6% too, to 148. Buyers have more to choose from. That is part of why prices softened.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Keller is not alone in this. Sellers across the country are adjusting. The ones who adjust early tend to do better than the ones who wait.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers in Keller too. Higher rates shrink what buyers can offer. It is one more reason that list price has to reflect where the market actually is, not where it was in 2024.
Speed: most homes took about a month
The Real Estate Data Aggregator put median days on market at 31 days. That is two days longer than a year ago. Not a dramatic change. But nearly 35% of homes went under contract within two weeks of listing, down just 1.8 points from last year. Quick sales are still happening for the right homes.
- Keller prices are down 7.8% from a year ago, per the Real Estate Data Aggregator.
- But 167 homes sold in the three months ending August 31, 2026, up 14.4%.
- Buyers are active.
- Homes priced to match today's market are still closing, often close to list, sometimes above it.
- The price just has to be honest.
One thing I always say: a ZIP code tells you the direction, not your exact story. One street in Keller can read very differently from the 76248 numbers above. If you want to know what your block is doing, text me your address.
