Colleyville prices rose, even with fewer sales
Fewer sales did not pull prices down. That is the headline for Colleyville right now, and it matters if you own a home here.
The Real Estate Data Aggregator counted 106 homes sold in ZIP 76034 in the three months ending August 31, 2026. That is down 9.4% from the same months in 2025. And yet the median sale price reached $1,050,000, up 6.1% year over year. Less activity did not mean lower prices.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Colleyville's 6.1% gain ran more than twice that pace. This market held its own.
Why sales fell but prices did not
Supply fell too. The Real Estate Data Aggregator counted 99 homes for sale in ZIP 76034 during this period, down 6.6% from a year before. New listings dropped 10.8%, to 116. When fewer homes come to market, sellers keep their footing on price.
The Real Estate Data Aggregator also counted 92 pending sales, down 26.4% from a year before. That is a real slowdown in contract activity. It is worth watching in the months ahead.
How homes priced and sold
The Real Estate Data Aggregator found that homes sold at 98% of list price on average, down just 0.3 points from a year before. That is a small dip, not a shift. About 18.9% of homes sold above list price, up 0.1 points from a year before. Nearly 4 in 10 homes, 39.1%, went under contract within two weeks of listing, though that share was down 3.3 points from a year before.
The rate picture adds pressure for buyers
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast an average 30-year fixed rate of 7.4% for the fourth quarter of 2026. That kind of rate affects what buyers can qualify for, which shapes how many can compete in a market like Colleyville.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Colleyville's median price went the other direction. That gap is worth noting.
- In the three months ending August 31, 2026, Colleyville's median sale price rose 6.1% to $1,050,000, even as 9.4% fewer homes sold.
- Supply fell alongside sales, and the typical home still sold in 28 days at 98% of list.
- The market is quieter than a year ago, but prices have not followed sales down.
One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole. A home on a quieter cul-de-sac or near a busier road may have its own story inside these numbers.
