Colleyville prices rose even as sales slowed
Fewer sales did not mean lower prices in Colleyville. That is the one thing every homeowner here should know right now.
The Real Estate Data Aggregator counted 106 homes sold in ZIP 76034 in the three months ending August 31, 2026. That is down 9.4% from the same period in 2025. Yet the median sale price still reached $1,050,000, up 6.1% year over year. Prices held up even as volume pulled back.
That 6.1% local gain outpaced the national picture. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Colleyville ran more than twice that rate.
Speed held steady. Pricing held firm.
The Real Estate Data Aggregator shows the median home in Colleyville sat on the market 28 days. That number did not move from a year ago. Sellers still closed at 98% of list price on average, down just 0.3 points. Not every home sold fast, and not every seller got their full ask. But the center of the market stayed steady.
Nearly 2 in 10 homes, 18.9% to be exact, sold above list price according to the Real Estate Data Aggregator. That share was up 0.1 points from a year before. A small move, but it went the right direction for sellers.
Supply stayed tight. New listings dropped.
The Real Estate Data Aggregator counted 99 homes for sale during the period, down 6.6% from a year before. New listings came in at 116, down 10.8%. With supply shrinking and prices rising, the math makes sense. There simply were not enough homes to create a buyer's market.
Months of supply sat at 2.9 according to the Real Estate Data Aggregator. That is up just 0.1 months from the year before. A small shift, not a swing.
Pending sales tell a more cautious story. The Real Estate Data Aggregator counted 92 pending sales, down 26.4% from a year before. That is a real drop. It may reflect buyers pausing as mortgage rates climbed. CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher borrowing costs slow decisions. That shows up in pending contracts before it shows up in prices.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings nationally grew 5.5% year over year, topping 1.16 million homes for sale. Colleyville moved in the opposite direction on supply. Fewer listings here, not more.
The Federal Housing Finance Agency also reported U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. Month to month, the national market kept inching up. Colleyville's 6.1% annual gain fits that direction, just at a steeper angle.
The Real Estate Data Aggregator found that 39.1% of Colleyville homes went under contract within two weeks of listing during the three months ending August 31, 2026. That share slipped 3.3 points from a year before. Still, nearly 4 in 10 homes moved fast. The market has cooled a little from its peak pace, but it has not stalled.
