Colleyville prices kept rising, even with fewer sales
Fewer sales did not pull prices down in Colleyville. That is the one fact that changes how both sellers and buyers should think right now.
The Real Estate Data Aggregator counted 106 homes sold in ZIP 76034 in the three months ending August 31, 2026. That is down 9.4% from the same period a year before. Yet the median sale price rose 6.1% to $1,050,000. Softer sales volume did not mean softer prices here.
For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. Colleyville ran more than double that pace.
Why prices held even as sales fell
Supply fell right alongside demand. The Real Estate Data Aggregator counted 99 homes for sale in ZIP 76034 during the period, down 6.6% from a year before. New listings dropped 10.8% to 116. When fewer homes come to market, sellers keep their footing on price.
At 2.9 months of supply, the Real Estate Data Aggregator puts Colleyville well below what most markets call balanced. That keeps pressure on buyers, even with fewer deals closing.
How homes are selling
The Real Estate Data Aggregator shows homes in ZIP 76034 sold at 98% of list price on average, down just 0.3 points from a year before. That is a small dip, not a shift in power. Sellers are still landing very close to their asking price.
Nearly 2 in 10 homes, 18.9% to be exact, sold above list price according to the Real Estate Data Aggregator. That share was up 0.1 points from a year before. Not every home drew a bidding war, but some still did.
The Real Estate Data Aggregator found that 39.1% of homes went under contract within two weeks of listing. That share was down 3.3 points from a year before. More homes are taking longer to find a buyer, which is worth knowing if you are pricing one.
What is happening nationally
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That adds real cost for buyers anywhere.
CNBC reported that a monthly payment on a median-priced home now takes about 33% of a median family's income. In 2022, that share was 26%. Affordability is tighter across the board, which helps explain why pending sales in Colleyville fell 26.4% year over year, according to the Real Estate Data Aggregator.
Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Colleyville is not immune to that pressure, but the local price trend has not followed the national pattern so far.
- In the three months ending August 31, 2026, Colleyville's median sale price rose 6.1% to $1,050,000, even as sales fell 9.4%.
- Supply fell too, which kept prices firm.
- Homes still sold in a median of 28 days and at 98% of list.
- The market is slower than a year ago, but prices have not followed sales volume down.
