Colleyville inventory is down hard, even with fewer buyers moving
Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 90 homes for sale in ZIP 76034 for the three months ending July 31, 2026. That is down 33.8% from the same period a year before. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes. Colleyville moved in the opposite direction. Fewer choices here, while the rest of the country got more.
For sellers, that gap matters. Less competition on the shelf supports your price, if the home is market-ready. For buyers, it means you have less room to wait for a better option to show up.
Supply is thin, and it got thinner
The Real Estate Data Aggregator put months of supply at 2.3 for the three months ending July 31, 2026. That is down 1.1 months from a year before. New listings also fell. The Real Estate Data Aggregator counted 137 new listings, down 15.4% year over year. Fewer sellers came to market, and what was already there sold. That is how you get to 90 homes on the shelf.
Prices held up, and so did speed
The Real Estate Data Aggregator put the median sale price in ZIP 76034 at $1,033,000 for the three months ending July 31, 2026. That is up 4.1% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% over the same stretch nationally. Colleyville outpaced the country on price growth.
Speed stayed steady. The Real Estate Data Aggregator counted a median of 25 days on market, unchanged from a year before. That is not lightning fast, but it is consistent. Homes that are priced well are not sitting.
Buyers are still paying close to asking
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.3% for the three months ending July 31, 2026, up 0.1 points from a year before. That means most homes sold within about 1.7% of their asking price. Not every home got a bidding war. But 26.5% of homes sold above list price, up 4.4 points year over year, according to the Real Estate Data Aggregator.
The share of homes going under contract within two weeks did slip. The Real Estate Data Aggregator counted 45% for the three months ending July 31, 2026, down 7.3 points from a year before. So not every home snapped up fast. Pricing and condition still do the work.
Rates are adding pressure for buyers
This is worth knowing if you are buying. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming balance hit 7.30% as of September 30, 2026. Mortgage News Daily put a survey rate at 7.58% that same week, also reported by CNBC. Realtor.com noted rates topped 7% for the first time since January 2025. That affects what buyers can afford, which affects how many are actively looking.
Fewer buyers in the pool is part of why pending sales slipped. The Real Estate Data Aggregator counted 109 pending sales for the three months ending July 31, 2026, down 14.8% from a year before. Homes sold still came in at 121, down just 0.8%. So closings held up better than contracts coming in.
What this means, in plain terms
- Colleyville inventory fell 33.8% while the national count grew.
- Supply sits at 2.3 months.
- The median sale price rose 4.1% to $1,033,000. Homes took 25 days to sell, same as last year.
- Rates above 7% are slowing some buyers, but not stopping closings.
- All of this is for the three months ending July 31, 2026, in ZIP 76034.
One more thing worth saying. These are ZIP code numbers. One street in Colleyville can read very differently from the whole 76034 picture. Price point, condition, and location inside the ZIP all shift the story. If you want to know what the numbers look like for your specific address, that is a different and more useful conversation.
